Warehouse & Office Refurb, St. Helens
Inco Contracts transformed the 102,694 sq ft ‘Eurolinks’ site into a modern, high-spec warehouse and office space for EQT Exeter and Black Cat Building Consultancy. The £2.85m project delivered a complete strip-out, structural upgrades, and full M&E refit — all completed on time and to the highest standard. The result is a revitalised, ready-to-let facility that showcases our commitment to quality, efficiency, and innovation.

SCOPE OF WORKS
Works included roof upgrades with removal of redundant penetrations, replacement skylights, installation of a secondary siphonic drainage system, and specialist corrosion protection. New structural steelwork was introduced to accommodate dock levellers, ramps and dock shelters. The office areas received a full CAT A fit-out including new M&E services, ceilings and finishes, alongside fully refurbished WC facilities. Within the warehouse, strip-out works were undertaken followed by portal frame repainting, installation of LED high bay lighting, new shutter and fire exit doors, and polishing of the concrete slab to provide a durable, high-quality finish.

PROJECT DELIVERY
The project commenced in March 2024 and completed in December 2024, delivered under tight budget constraints and an evolving brief. Through careful cost control, strategic value engineering and close collaboration with the client and landlord, the scheme was continually refined to maximise value without compromising quality or programme. Strong communication and proactive coordination across all trades ensured the works remained on track and aligned with the client’s operational objectives.
PROJECT OUTCOME
The completed refurbishment has delivered a high-quality, ready-to-let logistics facility just off the M62 motorway, with enhanced operational performance and modernised office and welfare space. Successfully balancing cost, programme and quality, the project received excellent feedback from both the client and landlord, reflecting a strong collaborative delivery.
